Many of you have asked me about how the new and now expanded Home Buyer Tax Credit works. I put together this blog post to clear things up:
On November 6, 2009 the new home buyer tax credit was passed. Under the new law, an eligible taxpayer must buy, or enter into a binding contract to buy, a primary residence on or before April 30, 2010, and close on the home by June 30, 2010. For qualifying purchases in 2010, taxpayers have the option of claiming the credit on either their 2009 or 2010 return.

Orlando homes inventory for this month’s featured communities fell to a very balanced 7.28 months on hand of unsold homes. Most Experts point to a 6 to 9 months of inventory on hand as a balanced real estate market.
The Orlando area housing inventory of homes for sale is 21,519. This number reflects an adjusted made to the inventory numbers reported by the Orlando Board of Realtor. The numbers have been revised to show the total number of homes on the market, versus the total number of homes listed by only ORRA members. Since our numbers reflect the actual numbers of homes found on the Orlando MLS for Lake, Orange, Osceola, and Seminole counties (The Orlando MSA area), we feel this is more representative of the actual market.
Orlando Housing Inventory Drops To 3 Year Low - Orlando housing inventory of homes for sale has dropped to 17,831. This is the lowest housing inventory level since April 2006, when there were 16,036, when the home inventory buildup began.
The much talked about Medical City in Lake Nona in Orlando is well under way. With the recent completion of the Burnham Institute building, and the UCF College of Medicine building topped out, the promised growth for the Lake Nona area is finally taking shape. The new Lake Nona High School is scheduled to open for the 2009/2010 school year. The Lake Nona High School campus will also house the Middle School.
